We start with a full set of drawings that account for every material choice, every structural detail, every finish. If it affects cost or schedule, we document it now—not later.

Transparent Budget Modeling

You'll know what things cost before we ask you to commit. We price line by line. If something needs to change, we'll show you the trade-offs in real time.

Front-Loaded Decision Making

Tile selection. Fixture specs. Structural approach. Everything that could cause a delay or change order gets resolved while it's still easy to adjust. By the time we break ground, the plan is final.

Coordinated Trades & Scheduling

Every trade is aligned to the same drawings, the same timeline, the same expectations. No confusion about who's responsible for what, or when.

How long does pre-construction typically take?

Two to six months, depending on complexity and how quickly decisions can be made. It's not wasted time—it's the work that prevents problems later.

Does this process cost extra?

Pre-construction is a separate phase with its own fee, but it typically saves multiples of its cost by eliminating change orders, delays, and budget overruns. You'll know exactly what you're getting before you commit to building.

What if I don't have final plans yet?

That's normal. Many clients come to us with ideas, not drawings. If you're already working with an architect, we're happy to collaborate with them. If not, our in-house design team can work with you to create a complete design that meets your vision and your budget.

How is this different from a typical design-build process?

Most design-build firms start with conceptual pricing and refine as they go. We don't start building until pricing is final and every detail is resolved. The difference is how much risk you're carrying.

What happens if we decide not to move forward after pre-construction?

You walk away with complete documents, a firm budget, and total clarity about what the project would entail. Some clients build with us. Others use it to make informed decisions about timing or scope. Either way, you're not guessing.

What do your projects typically cost?

Multi-room remodels start at $150 per square foot and up. Home additions run $200 per square foot and up. Custom new builds start around $250 per square foot and up. These are guidelines—every project is different. If those ranges don't fit what you had in mind, let's talk—it's better to align on budget and scope early.
